Pre-Listing (Seller’s) Inspection
Are you planning on putting your home up for sale? Our expert inspector will help you feel confident when standing up to the scrutiny of the housing marketing. We aim to provide accurate information on your home to ensure contracts stay intact without any unforeseen problems.
New Construction Inspection
Residential home inspections aren’t just for previously constructed homes. Our certified inspector services new construction home inspections. Let’s face it; new doesn’t always guarantee perfection. Because of the multiple sub-contracting groups and people involved with the construction of a new home, there is a potential for mistakes to occur. Our service includes a final walkthrough with your builder upon building completion to ensure your home is ready for move-in. We will verify that utilities have been turned on and provide a report on all major systems and components of your home.
New Construction Phase Inspections
Phase Construction Inspects are a 3-part process on newly constructed homes and light commercial properties. Your first inspection is done pre-foundation laying to ensure build quality. The second inspection is done before drywall and insulation are installed during the framing process. The third phase is done once the construction of your home is completed. This final walkthrough will be done alongside your builder to ensure there are no missed problems and that all utilities have been turned on and are ready for move-in.
Home Maintenance Inspection
Maintenance Inspections are a trip to the doctor for your home. Catch issues before they arise and learn how to upkeep your property with your inspector’s informative tips and tricks of the trade. Maintenance Inspections are recommended to be performed every 3 to 5 years; this inspection will give you peace of mind about the continued longevity of your home’s components and systems.
Commercial Buildings (Property) Inspection
Our light commercial inspection covers visually accessible components of your property and all major systems, including HVAC, plumbing, electrical, and roofing. Typical properties we inspect include offices, retail stores, restaurants, small medical facilities, banks, vet offices, churches, and small shopping centers.
4-Point Inspection
4-Point Inspections target and assess the four major systems of your home, including electrical, HVAC, plumbing, and roofing. We inspect each system visually and provide a detailed report on each unit’s condition, needed upgrades, age, and life expectancy.
Re-Inspections
Re-Inspections are completed by request for homes and light commercial properties previously inspected. Reevaluation before closing gives you one final opportunity to catch any issues that may have yet to be seen or are newly developed.
Loan Draw Inspection
Lenders often seek a Loan Draw Inspection to determine construction progress before releasing funds to buyers. Draw inspections help to mitigate the inherent risks common during the construction process. By cross-checking the draw inspection with reports written by contractors, the bank can be confident their investment is protected.
Radon Testing
Radon is a cancer-causing natural radioactive gas that is tasteless, odorless, and invisible. Its presence in your home poses a danger to you and your family member’s health. We are qualified to use measuring devices placed at the lowest levels of your home to test for radon presence. Results are available at the end of the testing period, which can last up to 48 hours.
Lead Safe Inspection
Wisconsin’s Lead-Safe Renovation Rule went into effect on April 22, 2010. Single and Multi-family housing built before 1978 are required to be tested for lead presence. Lead is poisonous to children, pets, and the elderly.
Mold Testing
Mold produces tiny spores that waft through indoor and outdoor air. When mold spores land on damp indoor fixtures, they begin to grow. Mold can grow on wood, paper, food, and carpet. Mold is associated with potential health effects and symptoms in people and pets of all ages. We use non-invasive detectors and thermal imaging to scan for water intrusion in non-visible areas of your home and provide a report with advice on moisture control.
WDO (Termite) Inspection
Electing to invest in WDO Inspections is not only a preventative but a preemptive decision. Typical pests we are looking for include termites, carpenter ants and bees, and wood-boring beetles. Many of which can cause severe structural damage to your home.
Stand-Alone Thermal Imaging Services
Are you worried about water and mold intrusion or poor air circulation? We offer a stand-alone thermal imaging service to target those hard-to-see places in your home. Our thermal imaging camera can assess for moisture build-up, insulation degradation, electrical hot spots, and even wood-destroying organisms.
